The Flats Resort & Spa is a premier 7-story, 160-unit condo-hotel development located in Kissimmee, Florida — just minutes from the world-famous Walt Disney World Resort. This luxury destination is designed to provide a seamless blend of resort-style amenities and residential comfort, catering to both short-term guests and long-term investors. CSD Engineering was initially brought onto the project as the Owner’s Representative, providing strategic oversight during the early stages of design development, permitting, and consultant coordination. As the scope and complexity of the project evolved, our role expanded to include full Project Management services, placing our team at the center of day-to-day operations and execution. Our responsibilities have included managing all consultant teams, overseeing contractor coordination, monitoring progress against schedule and budget, and ensuring compliance with the client’s vision and operational goals. Acting as the liaison between ownership, designers, and contractors, we’ve worked to streamline communication, anticipate risks, and maintain momentum throughout every phase of the project. CSD Engineering served this project throughout its design phase and construction phase until May 2025. Upon delivery, it will stand as a signature hospitality offering in the Central Florida market — combining modern design, high-end amenities, and a location that offers unmatched access to world-class entertainment and tourism.
